How do I apply?

BEFORE YOU GET STARTED! Make sure you read all the qualifications below. There is a point in the application where you will need to upload information such as; Picture of ID/Driver's License as well as pay stubs and/or bank statements. Make sure you have these items accessible prior to filling out the application. 

NOTE: the approval process can take 3-5 business days provided you include all the required documents with your application.

Things to know: 

  • All occupants, 18 years of age or older, who will reside in the premise must submit a seperate application (unauthorized occupants and subleasing (including but not limited to VRBO/AirBNB is PROHIBITED;

  • Non-refundable application fee is $50 per person;

  • Maximum allowable occupants per unit is 2 individuals per bedroom;

APPROVAL CRITERIA / RENTAL QUALIFICATIONS

Ability to Pay

  • A minimum of three (3) times monthly rent in gross income

  • We reserve the right to adjust the aforementioned minimum based on the number of applicants liabilities

  • An offer letter or intent to hire should be submitted if employment has not yet started

  • If you are a business orner, self-employed, 1099 contractor, or paid in cash, a total of 6-months of bank statements must be emailed to leasing@hawthornecarter.com

Favorable Rent History

  • Any negative rental history can disqualify any prospective resident

  • Previous evictions will result in automatic denial of the application

  • Outstanding debt owed to previous landlord, can result in denial of application

Credit Score

  • Credit reports will be obtained on all applicants to verify credit ratings

  • Our credit scoring model takes into account lines of credit, usage of credit, credit history, credit availability, bad-debt, collection accounts, inquiry history, and student loans.

  • Open bankruptcies will result in an automatic denial of application

Criminal History

  • We consider the type of offence, the severity of the offence, and the length of the time the offence occurred.

  • Just because a prospective applicant has a criminal record, does not mean they will be denied tenancy. We review approve these applications on a case-by-case basis.

REFUND & DEPOSIT POLICY

Double Deposit Policy

  • Applications that would qualify for tenancy using the double deposit policy falls under the "Conditional Approval" status

  • Double Deposit may be required if, but not limited to, the applicant has no verifiable income, unfavorable rental history, lower credit rating,

Refund Policy

  • The application fee is $50 per person. This fee is NOT refundable. Each person, 18 years or older, who will be living in the unit MUST complete an application.

  • If your application is denied, you will not be refunded the application fees. Apply at your own discretion.
