  • We have built our company on the principal of meeting our clients where they are at. In property management, we believe there is no such thing as one size fits all. We have two general offers but keep in mind, our services are completely customizable to meet your needs.

    Tier 1 - Leasing & Marketing only; this service is perfect for somebody who enjoys managing their own property but needs assistance finding and screening prospective tenants.

    Tier 2 - Full Service Property management. Includes all the offerings of Tier 1 as well as lease execution, tenant management, maintenance coordination, eviction administration (as needed), inspections, 24/7 owners portal to track individual property performance

  • Absolutely!

  • Yes, all Hawthorne Carter representatives (who serve as Property Managers and Sr. Property Managers) are licensed real estate agents in the state of Tennessee.

  • Absolutely! As an end-to-end solution for our trusted clients, we relish the opportunity to serve our community in all aspects of real estate.

  • Rent is collected online through our property management software. We do not collect checks (both personal or cashier) and money orders. All rent is to be paid by connecting a bank account or with a debit/credit card. Rent is due on the first of the month and considered late on the 6th. There is a 10% late fee assessed automatically for all delinquent accounts.

  • Hawthorne Carter has the capabilities of managing single-family dwellings as well as multi-family assets. Additionally, Hawthorne Carter manages short-term rentals!

  • Absolutely. Security deposits are held in our escrow account.

  • Sign your new management agreement with us. All management agreements are signed electronically.

    Provide your current manager with a 30 day notice of cancellation.

    We will work with your current manager to get all the records and documentation.

    We will send a letter to your residents notifying them about the change of management.

  • We use licenced and insured vendors who service all our maintenance requests. Unless it's an emergency, all maintenance requests are addressed within 24-72 hours.

  • A typical lease term is 12 months but, depending on the property, have the ability of offering short term leases starting at 90 days.

    There are different hoops we must jump through to offer shorter term leases, but it is do-able.

  • Yes.

  • Our standard operating procedure is to check on your property in between tenants. However, we can do it at any time with sufficient notice. There is a $100 trip charge for this service.
